On the owner’s behalf, we collect and record rental income, follow up on delinquent accounts, evictions, as well as seeking legal action as needed. We provide a wide range of financial reporting monthly as well as regular communication with accountants as year-end approaches.
Negotiations and review of annual insurance requirements, owner representation at municipal and zoning board meetings are a few other examples of how Jim Van Property Management and Realty Group can act on an owners behalf.

Maintenance and asset preservation:
Jim Van Property Management employs a staff of high quality maintenance personnel along with a select team of outside contractors. With quality and budget in mind, we strive to maintain your asset in the most cost effective manor while maintaining the highest level of workmanship. Preventative maintenance, regular property inspections and development of future projects to uphold the value of the building are all within our regular scope of work.
Jim Van Property Management also provides supervision of larger construction projects as well as research regarding mechanical systems and their efficiency. We coordinate, monitor and negotiate maintenance contracts for the building mechanical systems, janitorial services and the like as needed.
24 hour “On-Call” maintenance is also part of our regular services. With many of our owners out of state and around the globe, we are here assuring that your building and its tenants get the full attention that they deserve, while consciously making their safety the highest priority.
Jim Van Property Management offers full service financial recording. From a simple monthly Profit & Loss statement to the development of an annual capital improvement budget are all within our scope of work. Our reporting can be customized to fit the needs of a business owner as well as suffice an accountant’s request. We record rental income, pay bills and mortgages, provide budget to actual reports and so much more. If there is something within the financial realm that you need, we will find a way to record and provide it for you in a very timely manner. Our staff has ample years experience in accounting, bookkeeping and business management which assists us in providing a broad spectrum of reporting and information.
Tenant screening, lease preparation and closing can all be done under our roof. We will advertise and market your available space and once it is leased, we will be sure to provide the highest level of attention in order to satisfy their needs and retain them as a long term tenant. We realize that turn-over equates to expense.
Jim Van Property Management also does on-going market analysis of rental values to better assist in leasing as well as optimizing income. We realize that space is a perishable commodity. Space un-rented is lost income that cannot be recovered.
